We removed the failed gate and rotted post, reset the gate post to 42-inch depth in poured concrete (deeper than line posts to handle swing torque), and installed a new cedar walk gate with 3-rail frame, diagonal cross-brace, self-closing spring hinge, and drop-rod latch. The new gate frame is cedar; the hardware is stainless for the moist Jackson County environment.
The Independence homeowner's back gate had rotted at the bottom hinge point and stopped latching cleanly — a combination of shallow post depth and wood decay at the post base from years of ground contact. Gate failure in KC is almost always the post, not the gate itself. Posts that go shallow in Wymore-Grundy clay heave with frost, which torques the gate frame until the hinges fail.

Independence sits in heavy clay soil that holds moisture against wood post bases for weeks. The freeze-thaw cycle pushes shallow posts upward until the gate frame goes out of square and the latch won't catch. Our gate installation standard sets gate posts at a minimum 42 inches — 6 inches deeper than line posts — with a full concrete pour to handle the swing load. Gate works again
The new gate closes and latches cleanly. Self-closing spring hinge means it doesn't get left open. The homeowner's dog is contained again. If the adjacent fence panels show similar post-base decay in coming years, the fence repair process is the same — remove, re-set deeper, replace.
